The first customers who complete a group booking for the 2025/26 academic year at Fusion Nottingham between 12:00pm GMT (‘noon’) on 1st May 2025 and 23:59pm GMT on 30th June 2025 or until all available offers have been claimed, whichever is earlier (‘Offer Period’), will be eligible to receive a reward, subject to these terms and conditions:

  1. Book a 2, 3 or 4 bed ensuite flat and receive £200 per person; or book a social studio flat and receive £400 per person.
  2. Customers may choose to receive the reward either:
    1. As a rent discount applied to their Fusion Students tenancy account; or
    2. As a voucher redeemable at a major UK retailer.
  3. This offer is open to new customers only.
  4. To qualify, a customer must:
    1. Complete a group booking for the 2025/26 academic year at Fusion Nottingham during the Offer Period for a minimum tenancy period of 44 weeks; and
    2. Ensure all group members have signed the 2025/26 tenancy agreement, paid any deposit (if applicable), their guarantors (if required) have signed and returned the guarantee agreement, and any applicable cooling-off period has expired without cancellation; and
    3. Be aged 18 years or older at the start of the 2025/26 tenancy period; and
    4. Be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2025/26 academic year; and

  7. This offer excludes:
    1. Bookings referred through a nomination agreement; and
    2. Bookings referred through a referral agreement.
  8. If the reward is applied as a rent discount, it will be deducted from:
    1. The final rent instalment payable pursuant to the customer’s 2025/26 tenancy agreement; or
    2. If the rent discount exceeds the final rent instalment, the balance will be deducted from the previous rent instalment.
  9. No cash alternative is available. Vouchers are subject to their own terms and conditions and are non-transferable.
  10. Only one reward per qualifying customer is permitted. The reward is personal to the qualifying customer and is non-transferable.
  11. Customers booking as a group must ensure that each qualifying member meets the eligibility criteria.
  12. If a customer:
    1. Does not check in to the property at the start of the 2025/26 tenancy; or
    2. Cancels their 2025/26 tenancy agreement; or
    3. Fails to pay rent instalments or other fees owed under their tenancy agreement,

    they will forfeit entitlement to the reward and will be liable for the full amount of the rent under their tenancy agreement.

  13. Fusion Students accepts no responsibility for bookings not successfully completed during the Offer Period due to:
    1. A technical fault;
    2. Malfunction;
    3. Hardware or software failure; or
    4. Satellite, network or server failure of any kind.

£600 Discount

Customers who book a room for the 2025/26 academic year at Fusion Students Nottingham between 12:00 GMT on 11th August 2025 and 17:00 GMT on 30th September 2025 (“Offer Period”) will receive a £600 rent discount, subject to these terms and conditions. There is no maximum number of discounts available.

  1. This offer is open to new customers only. Individuals who are currently living in a Fusion Students property during the 2024/25 academic year are not eligible for this offer.
  2. To qualify, a customer must:
    a. Complete a room booking for the 2025/26 academic year at Fusion Students Nottingham during the Offer Period for a minimum tenancy period of 44 weeks; and
    b. Be aged 18 years or older at the start of the 2025/26 tenancy period; and
    c. Be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2025/26 academic year; and
    d. Check in to Fusion Students Nottingham at the start of the 2025/26 tenancy; and

  5. This offer cannot be applied retrospectively to customers who have already completed a room booking for the 2025/26 academic year.
  6. This offer excludes:

Fusion Students Leeds – £100 Weekly Prize Draw – Terms and Conditions

Each week between 11th August 2025 and 30th September 2025, one person who submits the Enquiry Form for Fusion Students Leeds will be selected at random to receive a £100 prize, subject to the following terms and conditions.

  1. This prize draw is open to individuals who submit the Enquiry Form for Fusion Students Leeds between 00:00 GMT on 11th August 2025 and 23:59 GMT on 20th October 2025 (“Promotion Period”).
  2. One winner will be selected each week during the Promotion Period via a random wheel generator. Entries will be counted from 00:00 Monday to 23:59 Sunday each week, with the draw taking place on the following Monday.
  3. Each valid form submission counts as one entry. Individuals may only submit the form once. Duplicate entries will be disqualified.

Fusion Students Manchester – Win a Year’s Free Rent Offer – Terms and Conditions

One customer who registers their interest via the official Register Your Interest form and goes on to book a room for the 2026/27 academic year will receive a year’s free rent, up to the value of £10,000, subject to these terms and conditions.

  1. This offer is open to new customers only. Individuals who are currently living in a Fusion Students property during the 2025/26 academic year are not eligible for this offer.
  2. There is only one free rent award available.
  3. To qualify, a customer must:
    a. Submit the Register Your Interest form between 11th August 2025 and 23:59PM GMT on 20th October 2025 (‘Registration Period’); and
    b. Complete a room booking for the 2026/27 academic year at Fusion Students Manchester by 23:59PM GMT on 31st January 2026 for a minimum tenancy period of 44 weeks; and
    c. Be aged 18 years or older at the start of the 2026/27 tenancy period; and
    d. Be undertaking a course of study at an institution of further and/or higher education in the United Kingdom during the 2026/27 academic year; and
    e. Check in to Fusion Students Manchester at the start of the 2026/27 tenancy; and
    f. Pay all rent instalments due and any other outstanding amounts/fees owed to Fusion Students under their 2026/27 tenancy agreement; and
    g. Not give notice to cancel their 2026/27 tenancy agreement.
  4. For a booking to be complete, the customer must have accepted the terms and conditions of Fusion Students’ 2026/27 tenancy agreement, paid any required deposit, had their guarantor (if applicable) sign and return the guarantee agreement, and the cooling-off period must have expired without cancellation. Internet access is required.
  5. Only customers who both submit the Register Your Interest form during the Registration Period and complete a qualifying room booking by 31st January 2026 will be entered into the prize draw.
  6. The winner will be selected at random via an online wheel generator on 3rd February 2026 and will be notified no later than 10th February 2026 using the contact details provided during their registration or booking.
  7. Rooms are subject to availability.
  8. This offer cannot be applied retrospectively to customers who have already completed a room booking for the 2026/27 academic year prior to submitting the Register Your Interest form.
  9. This offer excludes:
    (i) bookings for the 2026/27 academic year referred through a nomination agreement or a referral agreement; and
    (ii) customers who currently have a tenancy agreement with a Fusion Students property for the 2025/26 academic year.
  10. The free rent will be applied as a rent credit of up to £10,000 to the qualifying customer’s account with Fusion Students and will be deducted from their rent instalments. If the total rent due under the 2026/27 tenancy agreement is less than £10,000, no cash or other alternative will be provided for the difference.
  11. Only one rent credit is available and it is non-transferable. Customers in dual occupancy rooms are eligible for one rent credit only (not per occupant).
  12. If a customer does not check in to the property at the start of their 2026/27 tenancy, they will forfeit entitlement to the rent credit and will be liable for the full rent under their tenancy agreement.
  13. If a customer does not pay all rent instalments due and any other outstanding amounts/fees owed to Fusion Students under their 2026/27 tenancy agreement, they will forfeit entitlement to the rent credit and will be liable for the full rent under their tenancy agreement.
  14. If a customer cancels their 2026/27 tenancy agreement during the tenancy period, they will forfeit entitlement to the rent credit and will be liable for the full rent under their tenancy agreement.
  15. Fusion Students accepts no responsibility for registrations or bookings not successfully completed due to technical fault, malfunction, hardware or software failure, or any network/server issues.
  16. This offer cannot be used in conjunction with any other offer or promotion.
  17. These terms and conditions are governed by English law and are subject to the exclusive jurisdiction of the English courts.
  18. Fusion Students reserves the right to withdraw or amend this offer at any time without notice.

Fusion Students Manchester – £100 Weekly Prize Draw – Terms and Conditions

Each week between 11th August 2025 and 30th September 2025, one person who submits the Enquiry Form for Fusion Students Manchester will be selected at random to receive a £100 prize, subject to the following terms and conditions.

  1. This prize draw is open to individuals who submit the Enquiry Form for Fusion Students Manchester between 00:00 GMT on 11th August 2025 and 23:59 GMT on 20th October 2025 (“Promotion Period”).
  2. One winner will be selected each week during the Promotion Period via a random wheel generator. Entries will be counted from 00:00 Monday to 23:59 Sunday each week, with the draw taking place on the following Monday.
  3. Each valid form submission counts as one entry. Individuals may only submit the form once. Duplicate entries will be disqualified.
  4. Winners will be contacted via the email address or phone number provided in their Enquiry Form. If a winner cannot be contacted within 7 days of notification, Fusion Students reserves the right to withdraw the prize and select another winner.
  5. Each weekly prize consists of £100, which will be provided either via Voucher to the students given email address.
  6. No cash alternative will be offered, and the prize is non-transferable and non-exchangeable.
  7. This prize draw is open to UK residents aged 18 or over at the time of entry.
  8. The prize draw is not open to:
    • Individuals currently living in a Fusion Students property;
    • Employees of Fusion Students or any of its affiliated companies, agents, or suppliers;
    • Anyone otherwise professionally associated with the prize draw.
  9. By entering the prize draw, participants consent to Fusion Students using their name and (non-sensitive) entry details in marketing or promotional materials, if they are selected as a winner.
  10. Fusion Students accepts no responsibility for entries not successfully completed due to technical faults of any kind.
  11. This offer runs independently of other Fusion Students promotions and cannot be combined with any other offer.

  • What types of accommodation are available?

    All our accommodation types include their own bathroom, and most are single occupancy unless you choose to live with a partner in a qualifying Studio room.

    Studio Room: Usually referred to as a single suite or studio flat, these provide facilities such as a bed, desk, wardrobe, toilet, bathroom and kitchen.

    Apartment (Flat): These provide facilities such as bed, desk, wardrobe, toilet, bathroom and kitchen. Typically, you will be sharing the kitchen with 2-3 other people, unless you choose to live in either a Classic Ensuite or Social Ensuite apartment, where the apartments are much larger.

  • What’s included in my rent?

    Your rent covers it all! Utility bills, laundry, housekeeping, access to our incredible amenity spaces, curated events, 24/7 reception and support, plus onsite maintenance. (Just a heads-up: TV licence isn’t included.)

  • How long is the contract, and when does it start?

    Most of our contracts run for 51 weeks, with a limited number of 44-week options available for specific room types in each location. For September 2025, contracts begin on 6th September 2025.

  • How can I book a viewing?

    Online or in person – it’s up to you. Just fill out the form on the location page you’re interested in on our site and we’ll be in touch.

  • How can I book?

    You can book directly with us through the website. Need a hand? Our friendly lettings team is just a message or call away.

  • Is there maintenance support on site?

    Yes, we have dedicated onsite maintenance support. You can report any issues directly through the Fusion app for prompt assistance.

  • What happens if I don’t get my place at university or I don’t get my Visa?

    No worries! We offer ‘No Place, No Pay’ and ‘No Visa, No Pay’ policies. Just show us the proof as soon as you’re aware, and you can cancel your booking.

  • What if I need to cancel my booking for other reasons?

    You can cancel within 14 days of signing the contract (before 1st August) or within 24 hours if after. After that, you’ll need to wait for a replacement tenant to be found to be released. When you re-let, your advance rent payment is refunded minus any charges and there’s a £50 contract variation fee.

  • What events do you organise for residents?

    From chill pet therapy and morning meditation to inspiring TEDx talks and an end of year all-out extravaganza, our events are all about community and wellbeing. Got an idea? You can help shape the calendar, too!

  • Do you charge a deposit?

    No deposit required! You’ll just pay an Advance Rent, which goes towards your total rent. However, you’re still responsible for any damages.

  • Do you offer dual occupancy?

    Yes! Selected studios (like Deluxe and Ultimate) are perfect for couples or friends. Both tenants will be asked to upload their details individually, sign a contract and arrange payment terms. There’s an extra charge, split between both residents.

  • Can I choose who I live with?

    Absolutely! Whether you’re booking with friends or making new ones, we offer group booking options and a Refer a Friend scheme. Our lettings team is here to help you sort it all out.

  • What’s provided in the bedroom? Do I need to bring my own bedding?

    Facilities and features can vary, but typically you’ll have a bed, a study with a desk and chair, wardrobe, storage, and bookshelves. Bedding isn’t included but you can pre-order a pack for delivery to your room, as well as kitchen utensils.

  • How secure is the accommodation?

    Your safety is our priority. With 24/7 reception, CCTV, and secure key fob access throughout, you can rest easy knowing you’re well looked after.

  • Do I need a guarantor?

    Only if you want to pay in instalments. We also fully accept international guarantors – all that’s needed is proof of ID and permanent address (e.g. a utility bill).

  • What does housekeeping include?

    Expect a regular sparkle clean of your studio apartment or shared kitchen, plus daily cleaning of all communal areas.

  • Is a staff member always available on-site?

    Yes! Our standard office hours are between 9am – 5pm, but we’re here 24/7 with concierge and security, plus daytime maintenance support through the Fusion app.

  • Is there maintenance support on site?

    Yes! Our onsite maintenance team is ready to help. Just pop any requests into the Fusion app.
