All our accommodation types include their own bathroom, and most are single occupancy unless you choose to live with a partner in a qualifying Studio room.

Studio Room: Usually referred to as a single suite or studio flat, these provide facilities such as a bed, desk, wardrobe, toilet, bathroom and kitchen.

Apartment (Flat): These provide facilities such as bed, desk, wardrobe, toilet, bathroom and kitchen. Typically, you will be sharing the kitchen with 2-3 other people, unless you choose to live in either a Classic Ensuite or Social Ensuite apartment, where the apartments are much larger.

Your rent covers it all! Utility bills, laundry, housekeeping, access to our incredible amenity spaces, curated events, 24/7 reception and support, plus onsite maintenance. (Just a heads-up: TV licence isn’t included.)

Facilities and features can vary, but typically you’ll have a bed, a study with a desk and chair, wardrobe, storage, and bookshelves. Bedding isn’t included but you can pre-order a pack for delivery to your room, as well as kitchen utensils.

Yes! Selected studios (like Deluxe and Ultimate) are perfect for couples or friends. Both tenants will be asked to upload their details individually, sign a contract and arrange payment terms. There’s an extra charge, split between both residents.

Absolutely! Whether you’re booking with friends or making new ones, we offer group booking options and a Refer a Friend scheme. Our lettings team is here to help you sort it all out.

Depending on GDPR and building policy, some info (like course or gender) may be shared. Reach out to the apartment team directly, and feel free to include preferences when you apply and they’ll do their best to accommodate where possible.

Your rent includes almost everything: 1. all water, electricity and gas costs, 24-hour hot water and drinking water 2. heating costs for all rooms; 3. Wireless internet costs. You may only have to pay for specific utilities, but if you have any questions reach out to our team.

While our buildings don’t have secure parking areas, there are plenty of nearby parking options available! Your community manager will be happy to help you find the best option.

No worries! We offer ‘No Place, No Pay’ and ‘No Visa, No Pay’ policies. Just show us the proof as soon as you’re aware, and you can cancel your booking.

You can cancel within 14 days of paying your Advance Rent (before 1st August) or within 24 hours if after. After that, you’ll need to wait for a replacement tenant to be found to be released. When you re-let, your deposit is refunded minus any charges and there’s a £50 contract variation fee.

It means agreeing to cover the rent if the student can’t pay. It’s a legal responsibility, so make sure it’s right for you.

Yes! If your results don’t go to plan and you don’t get into university, we’ll refund your fee as per our terms.

Subletting isn’t allowed, but you can find a replacement tenant if you need to move out early.

Yes! Our standard office hours are between 9am – 5pm, but we’re here 24/7 with concierge and security, plus daytime maintenance support through the Fusion app.

Your safety is our priority. With 24/7 reception, CCTV, and secure key fob access throughout, you can rest easy knowing you’re well looked after.

Most of our contracts run for 51 weeks, with a limited number of 44-week options available for specific room types in each location. For September 2025, contracts begin on 6th September 2025.

It’s the length of your stay as outlined in your tenancy agreement – from your move-in to your final check-out date.

Everyone’s course is different! The 44-week option suits undergrad terms, while 51 weeks offers continuity if you’re staying for multiple years, or you’re doing a longer degree.

Yes, as long as you can prove you’re a full-time student on a training program or long-term course with evidence, we’d be happy to welcome you.

Unfortunately, we can only accept bookings from students aged 18 and above. We recommend contacting your university or college’s safeguarding officer for advice.

We try to be as flexible as we can. Early check-in depends on availability, so chat to your property manager.

For 2025, we won’t be offering summer stays. But stay tuned for 2026!

Yes, we’re happy to arrange that! Just send us your name, flight details, and arrival time. Make sure you have UK Sterling for the taxi fare.

Storage is limited while we prep rooms, but get in touch before 6th September and we’ll do our best to help.

Yes! We’ll let you know in advance whether there’s a drop-off bay on site for you to offload any suitcases or belongings, or we’ll send you the location of the nearest car park. Make sure you book your move-in slot with us as soon as you can so that we’re ready for you on the day. Contact the team if you need anything specific.

You’ll need to show the front desk ID, like a passport. Some buildings may have slight variations, so check with your location team.

For safety, we don’t recommend bringing your own cooking gear.

Smoking isn’t allowed inside, but we have designated outdoor areas where it’s okay.

Sadly no, but for emotional support animals, reach out and we’ll guide you through the process.

Full-time students are exempt from council tax – you may just need to show proof to your accommodation team.
