What is your cancellation policy?
Can I pay monthly if I have a guarantor?

We offer a 3 instalment option when you provide a guarantor

Who can live with Fusion Students?

Fusion Students only accepts students 18 years or over at the time of check-in. Additionally, you need to prove that you are at least one of the following:

A student who is taking a full-time course in the city where we are based

A student on an organised study-abroad programme

A student enrolled full-time in a language school

A student conducting a work placement course as part of a degree-granting programme

What is the contract length?

We offer 51-week contracts at Luna in Hatfield and either 51-week or 44-week contracts at Zenith in Cardiff, dependant on your room type.

Do you allow couples to stay?

We do accept double occupancy for our studio room types. As there are two of you, we charge a 25% supplement on the rent. Both parties must be full-time students, will need to sign the contract and will jointly be liable for the rent.

Can I choose my room?

If you would like to talk to someone about specific requests and availability, we are happy to help you choose your perfect room.

Do you provide summer accommodation?

We do! Please get in touch to discuss our availability if you are interested in booking a room over summer.

How do I book a viewing?

How do I cancel or rearrange my viewing?

We understand that plans change but please do call or email us as soon as you can to let us know.

How do I book a room?

Great decision! You can book a room online here or call +44 (0)208 912 5882 if you would like our assistance throughout the booking process. Our online process shouldn’t take you longer than 15 minutes to complete.

What do I need to book a room?

To secure your room you will need to pay a £250 Holding Deposit, which is deductible from your first from your first month’s rent. Please ensure you have a card available for this purpose.

If you fail to get your place at University, this Holding Deposit will be returned in full as per our cancellation policy.

If you are paying in instalments you will need a UK-based Guarantor i.e. someone who currently resides in the UK to guarantee your rent. As part of this booking process you will require their personal email, phone number and UK address along with a copy of their Photo ID (passport or valid driving licence) and a recent (not older than 3 months) utilities bill.

We may also ask you to email a copy of your conditional or unconditional university offer.

When is my first payment of rent due?

Your first instalment is due on the 20th August. If this is going to be an issue due to loan dates please discuss this with your Community Manager.

My student loan doesn’t come in until later, can I pay then?

You will have to adhere to the agreed payment dates. These usually align with the University student loan and maintenance payments.

Can I live with my friends?

Of course! We accept group bookings for apartments and will always try our best to place you close to your friends if you opt for studio living.


Will there be 24-hr security?

Yes, security of both our residents and our building is extremely important to us.

Can my friends that don’t live at Fusion come and visit?

Feel free to bring your friends, just make sure you get your visitor to sign in and sign out at Reception. In studio accommodation it’s ok to have a friend stay over for a max of 3 nights per week as long as the Site team are aware of this.

Please note that the main tenant is always liable for any behaviours or damages caused.

How does the free bike rental work?

Make the most of your University city and explore all the must-see’s on our free to rent bicycles! Reserve when you’d like to use the bike, sign a disclaimer and we’ll talk you through the Health & Safety terms which require bringing your own helmet, and lights.

We provide you with the bike and the lock.

Can I have a fish tank?

Unfortunately, we only accept human students to live with us, so no pets, mammals, birds, fish, reptiles, or amphibians are allowed. Sorry!

What’s included in my rent?

Your beautiful room with an ensuite shower room, all bills including WiFi, Endsleigh contents insurance, 24-hour security, community events, Fusion bike hire, access to all of the amazing social spaces including the cinema, Karaoke room and photobooth, on-site maintenance and our friendly management team’s support.

Can I personalise my room?

No, but if you have a specific request please contact your Community Manager and they’d be happy to help.

Are there any additional services not included in the rent?

Almost everything is included in the rent, there are just a few things that may have a charge if you’d like to use additional services:

  • We have either vending machines or an onsite convenience store with loads of snacks and drinks, but these are available at your own cost.
  • You can pay for your laundry on a pay-per-use basis
  • If you are in need of bedding, towels and kitchen equipment or utensils you can order a Move-in pack which includes hand-selected essentials from John Lewis
  • TV license – We have provided you with 40″ to 50″ smart TV’s depending on your room type, though it is your responsibility to arrange and pay for a TV licence, required by law.


Where will I be able to park on check in day?

We will ensure that there is a drop off area on the day, with plenty of people to assist your move in.



Is the cinema room and games room provided with DVD’s or apps?

We provide games apps and Sky subscription for you to enjoy in the comfort of our cinema rooms.

How much is the laundry per wash and per dry?

Never dread doing your laundry again with our brand new social laundry rooms. Put your wash on and sit back with your favourite box set, battle with your friends on the games tables, or get stuck into your revision in the co-working space available.

Can I get parcels sent to me?

Of course! When you have our residents’ app, you’ll be notified of any packages that arrive at reception for you to collect.

Are there Vacuum Cleaners that we can use?

Sure, there will be vacuum cleaners available at reception for you to borrow when you need them.

Are there ironing boards and irons provided in the laundry room?

Yes, and we also offer an external dry cleaning and Laundry/Ironing Service upon request.

Do you have car parking?

We would not recommend using a car in our cities, all of our buildings are city-centre based and have great links to bus and train stations. Please speak to your Community Manager about local parking availability should it be a requirement of your stay. We have a limited number of spaces available for Blue Badge holders should it be needed.

At Zenith, we offer a free shuttle bus service to and from University, exclusively to our residents.

What is provided in my room?

All of our rooms offer small double beds with Hypnos mattress, underbed storage, smart TV’s, USB charging sockets, Height adjustable study chair and large desk space, double wardrobe, private ensuite bathroom with shower, pin board, ample shelving space, coat hooks, full length mirror, electronic room key, kitchen facilities with breakfast bar/stools (private or shared depending on room type).

What’s included in the ‘inclusive rate’?

All utilities – electric, gas and water – are included in the rent on a ‘fair usage allowance’ with hot water available 24-hours per day.

Heaters are controlled individually by the tenants in their rooms.

High-speed internet and Wi-Fi throughout the building, including bedrooms and ethernet cable connection in bedrooms.

Contents insurance is provided through Endsleigh insurance ( Upgrades are available and details will be given out with the welcome pack.

Council Tax – students are exempt from paying council tax, however some councils may charge tenants out of term time, therefore the tenant is liable for any council tax charges that may be incurred.

What is the schedule of the Shuttle Bus at Zenith?

Every hour, on the hour from 7:00 – 18:50 with an hour break between 10:55-11:55 and 14:55-15:55. The service is completely free for Fusion Residents and on a first come first served basis and will pick you up over the road from Zenith and drop you at your University Campus. See an example of the times and drop off/pick up locations below;

  • 07:00 – Capital Quarter, Bute Place
  • 07:15 – Cardiff University SU, Park Place
  • 07:20 – Cardiff Business School, Colum Road
  • 07:30 – Cardiff Metropolitan University, Western Avenue (Llandaff Campus)
  • 07:50 – Capital Quarter, Bute Place


Will the fire alarm go off when I cook?

The extractor hood should always be used when cooking to help prevent smoke and steam from activating the fire alarm. The hood has a light and three speed settings, which can be selected by pressing the buttons on the front. In addition, a ceiling fan above the kitchen area provides fresh air into the flat, so use that when cooking, as well as the boost switch to extract any fumes. You can do this by pressing the fan boost button. We also recommend airing your room by opening your window.

Can we have a mini fridge in our room?

We would not recommend doing so as there is sufficient fridge space available within the fridge provided. If you bring any appliances you must ensure that these comply with the EU regulations (EU/EC European Plugs only).

Do the windows open?

Yes, all windows are openable and all rooms include sufficient ventilation (air cooling system).

However every window has a restrictor on it. If you are on the ground floor, this is to ensure that no one can enter your apartment when the window is open. If you are higher up, the restrictor is in place for your own safety, so you can’t fall out of an open window. Your safety is our priority.

Do I have to pay for a TV licence?

We have provided you with a Smart TV in either your studio or shared kitchen (size depending on room type). If you use the Smart TV or your own device to watch or record shows at the same time as they are being broadcast (using a streaming service), or if you watch or catch up on any BBC programmes on iPlayer – you are responsible for obtaining and paying for a TV Licence, required by UK law.

What do I have to pay and when?

Students will need to provide evidence of a UK based guarantor such as a family member or friend if they would like to pay in four instalments – the first one of which must be paid at least 10 days in advance of the start of their tenancy.

If students are unable to provide a UK based guarantor, payment will need to be paid a year in advance, in full, at least 10 days prior to tenancy start dates.

What kind of students will be living here?

A wide range of students will live here, including post-graduate students and international students.

Can I control my own heating?

Yes. All bedrooms will have a thermostatic radiator valve on the radiator which the occupier can use to control the radiator temperature and can be switched off.
